CEO Won Yoo is a Professional Civil Engineer (PE) in three states--Nevada, Arizona, and California. He is also a licensed geotechnical engineer and real estate broker and has a masters degree in urban planning.
With 43 years of land development experience, Mr. Yoo not only understands all aspects of development, but has also played key roles in the development of the guidelines and rules that govern Riverside County such as the Riverside County Integrated Plan (RCIP), the Multi-Species Habitat Conservation Plan (MSHCP), and the Community and Environmental Transportation Acceptability Process (CETAP). Won Yoo was asked by the County of Riverside to serve on all three committees in the role of land developer and urban planner.

Real estate development is a cyclical industry. Ranpac has signi!- cant experience through three real estate cycles since it began in 1976. When the economy comes out of a recession, !rms such as Ranpac are in a position to capitalize on opportunities. An example of this was during the last real estate recession in the 1990's.
History
Toscana (Now Terramor)
Toscana is a 960-acre Tuscan-themed master planned community located in Temescal Valley, approximately two miles south of the City of Corona, in the unincorporated area of Riverside County. In 2007, Ranpac successfully obtained approval for Specific Plan 327, which allows for 1,443 homes, recreation centers, neighborhood parks and paseos, and 510 acres of open space. Ranpac was responsible for all aspects of obtaining this approval, including, but not limited to, plan concept and design, community outreach, engineering, and acquisition/ disposition.
Ranpac sold Phases 1 and 2 of Toscana in 2015 and 2017, respectively, to Forestar Communites. Shortly thereafter, Forestar renamed the project “Terramor”. Forestar has completed all of the infrastructure required for Phases 1 and 2, and has sold almost all of the 627 lots in Phase 1.
Phase 3 is scheduled to close escrow in January 2019. Below are pictures of The Veranda Recreation Center and Welcome Office.
Santa Rosa Springs
Santa Rosa Springs was developed as a master planned commu- nity on 3,800 acres of raw land. Ranpac completed entitlements for 3,800 homes, with a 27-hole championship golf course and a 20-acre commercial zone.
Adobe Springs
Adobe springs was 270 acres of raw vacant land. Ranpac entitled 564 single-family residential units on the property.
Coachella 45
A 45-acre commercial project, Coachella 45 was entitled through the City of Coachella in the Palm Springs Area.
Rainbow
Rainbow, located in Winchester, California, was a 31-acre raw land property. The project was entitled for 140 single-family residential units.
